First Columbia to construct mixed use property at Riverhill Center
1207 Troy-Schenectady Road Will Provide Additional Space, Offer On-Site Amenities to Tenants at Growing Office Park
LATHAM>> Regional developer, First Columbia announced that it is adding new retail and office space to its well-known Riverhill Center, a 17-acre office park located near the Colonie and Niskayuna town lines.
The latest project is a mixed-use 22,225-square-foot, two-story retail and office building at 1207 Troy Schenectady Road. Already, the site is buzzing with activity and work crews have poured the concrete foundation and erected the building’s main supporting steel structure. First Columbia is planning for a late spring completion date.
“Riverhill Center has been performing well over the last couple of years,” said First Columbia President Kevin Bette. “Many of our professional tenants have been expanding in their existing buildings and the park is currently 94 percent occupied. This mixed-use building will not only answer a market need for additional space, but also offer those who work at Riverhill Center convenient on-site amenities. The park is expanding alongside our tenants.”
Tenants are already lined up to take space at 1207 Troy Schenectady Road, a busy four-lane road that has an average daily traffic count of more than 32,000 vehicles.
1st Advantage Dental, a longtime tenant at Riverhill Center, recently signed a lease for a prominent corner suite at the new property. The change of space comes with a realignment of the company’s business model, which favors retail space over a traditional office setting for its ability to deliver enhanced visibility and higher foot traffic.
“Our patient base is growing and this new location, which will offer the latest dental technologies and convenient business hours, will solidify our position as a leading regional dental provider,” said 1st Advantage’s Dr. Jang Choi, whose company’s general dentists and accredited specialists offer comprehensive general dental services to specialty services such as implants and participate with most major insurance plans.
First Columbia partner Deb Mikhitarian-Russell said it is important for her company to support the needs of current tenants. “1st Advantage’s move into 1207 illustrates how we were able to accommodate an existing tenant’s growth plans,” she said.
“This property is great for any retailer who needs to be in front of business professionals," she continued. “It’s a prominent site with access to more than 7,000 business professionals within a mile.”
